Town and Country Shopping Center
  Hexagon staff was hired by Federal Realty Investment Trust, a Maryland-based developer interested in redeveloping the Town & Country shopping center on Stevens Creek Boulevard. The existing center had been underutilized for several years and was in need of modification or replacement. Federal proposed an entirely fresh concept of an urban village center with ground floor retail stores and medium density residential units above. Two small hotels were also included in the concept and all parking would be accommodated in hidden parking structures. The concept raised several traffic concerns among neighbors and city officials. Hexagon staff completed a very thorough traffic study that not only satisfied the standard requirements but also included several other operational issues that were important to reviewing agencies. Several traffic mitigation measures were recommended including added turn lanes at intersections and additional lanes at the adjacent I-880/Stevens Creek interchange. The project and mitigation measures were ultimately approved by the San Jose City Council.
